These are the Dallas-Fort Worth housing market’s 10 hottest ZIP codes. Is yours on the list?

While fluctuating interest rates have dampened the housing market nationwide, people are still moving to Dallas-Fort Worth.

In fact, North Texas saw an influx of more than 170,000 people between July 2021 and July 2022, according to Census data.

To local experts, this activity makes now a good time to buy a home, in spite of high interest rates, according to a recent report from real estate company Opendoor.

Here are DFW’s 10 hottest ZIP codes:

  • 75126 (Forney)

  • 76227 (Aubrey)

  • 76179 (Eagle Mountain/Saginaw)

  • 75071 (McKinney)

  • 75068 (Little Elm)

  • 75189 (Royse City)

  • 75078 (Prosper)

  • 75035 (Frisco)

  • 76052 (Haslet)

  • 75009 (Celina)

Of the 10, two are in Tarrant County: 76179 (Eagle Mountain/Saginaw) and &6052 (Haslet).

Using data from local Multiple Listing Services, Opendoor ranked ZIP codes based on the the total homes that went into contract within 90 days of listing.

“I tell my clients to take advantage of the price because you can always refinance,” Addison-based broker Misty Michael said in the report.

Prices are also down from the frenzied housing market activity that took place during the pandemic.

The median price of a house in Tarrant County was $356,500 in May, a 5.1% drop from a year ago, according to a report from the Greater Fort Worth Association of Realtors.

Meanwhile, the number of active listings increased by nearly 50% between May 2022 and May 2023. While inventory has improved, it’s still under two months — a far cry from a balanced market, which is 6.5 months, according to the Texas Real Estate Research Center at Texas A&M University.
