Andrew Scheinman Lists Spec-Built Contemporary in Bel Air (EXCLUSIVE)

SELLER: Andrew Scheinman
LOCATION: Los Angeles, CA
PRICE: $11,495,000
SIZE: 6,020 square feet, 5 bedrooms, 6.5 bathrooms

YOUR MAMA’S NOTES: Like a good number of showbiz folk with an avid interest in real estate, architecture and/or design, writer/producer Andrew Scheinman is dipping his Tinseltown toe in the luxury property market having listed a brand-new spec-built residence in the lower Bel Air area of Los Angeles with an asking price of $11.495 million. Property records show Mister Scheinman, whose producer credits include “The Princess Bride” and “When Harry Met Sally,” purchased the property just over three years ago for $2.931 million and the existing house, a not-quite 3,600-square-foot two-story mid-century modern, was essentially razed to make way for a 6,020-square-foot, three-floor ultra-contemporary with five bedrooms and 6.5 bathrooms.

The new residence, a low-profile assemblage of boxy volumes unified by wood and stacked stone accents, is finished with top-quality materials, i.e. wide plank hickory hardwoods and limestone floors, and incorporates a bevy of top-of-the-line technological creature comforts such as a comprehensive home automation system, an extensive audio apparatus with more than 40 glass carbon fiber built-in ceiling speakers, and a whole-house carbon water filtration and softening system. The formal living room features a white, natural quartzite-faced linear fireplace and floor-to-ceiling glass doors that slip neatly into the wall to seamlessly link the room to the outdoor recreation areas. A separate den/office with custom cabinetry opens through extra-wide glass sliders to one of three garden atriums and a state-of-the-art media lounge has a convenient, onyx-countered kitchenette while the spacious and sleekly equipped kitchen, open to the family room with a double wide island, has snow-white natural quartzite counter tops that waterfall over the ends of the custom crafted quarter-sawn white oak wood cabinets.

There are two ample en suite guest/family bedrooms on the main floor while the upper level, accessed via an open-tread floating staircase in a voluminous double-height gallery, includes a third guest/family bedroom with custom built-ins and a yoga wall along with a grandly scaled master suite replete with stone-faced fireplace, slender glass-railed balcony, roomy bathroom with soaking tub and glass-enclosed steam shower, and a walk-in closet snazzily lined with custom wardrobes. An additional bedroom with en suite bathroom that is ideal for live-in domestic staff is privately positioned on the residence’s lower level along with a 600- bottle wine cellar, utility room and two-car garage.

The flat and tropically landscaped backyard isn’t especially expansive but does comfortably accommodate generous dining and lounging terraces, an angular swimming pool, eight-person spa, fire-pit and an outdoor grilling station complete with pizza oven. Both the backyard and the house take advantage of the .38-acre parcel’s elevated perch to maximize long views that sweep over Brentwood and Santa Monica and on a clear day extend to Santa Catalina and Santa Barbara islands.

Listing agent Paul Czako at Gussman Czako Estates says the project proved so satisfying to Mister Scheinman, who won an Emmy in 1993 as a producer on “Seinfeld” and was nominated for an Oscar the same year for “A Few Good Men,” that he plans to repeat the process.
